If you are in the market for new office or industrial space, you should sit down with a commercial real estate agent and learn what he or she can offer you.
There is no cost to you - brokers are paid by owners so you really have nothing to lose (financially). What you gain is experience, market knowledge, access to a wider selection of availabilities, proven negotiating skills, proven results, access to vendors, and advice you will benefit from.
Make sure you are partnering with someone that truly knows the market, comes well recommended, and who has actually completed transactions in your designated market.
Today, every broker is a "South of Market Expert" or a "social media expert." You should ask them which deals they have completed specifically - which deals South of Market, which deals on South Park, which deals with gaming firms, which deals with social media firms, which deals with mobile media firms, etc.
